- Factory floor renovation: Repairing issues such as foundation sinking, foundation cracks, water seepage, and damage caused by wear and tear or degradation over time.

What factors affect factory renovation costs?
Years of factory operation
The older the factory, the more complicated it is to renovate the factory to comply with new regulations such as QC06:2022 on Fire Prevention and Fighting, the Law on Environmental Protection 2020…. Some factories may need to upgrade entire fire protection systems or add environmental treatment systems to meet the latest regulations, which can significantly increase renovation costs.
Current condition of the factory and renovation scope
The more degraded the factory, the higher the repair and replacement costs. If a complete factory renovation is required, the costs will be substantial. However, if the renovation scope is limited to specific areas, such as a warehouse or lighting system, the renovation costs will be lower.
Project complexity
Some projects involve complex construction processes such as clean rooms, foundation renovations, load-bearing structure upgrades, or vibration control systems. These projects require high precision, specialized equipment, and experienced labor. The more complex the project, the higher the renovation costs.

The renovation area had a low ceiling, affecting the construction process. To ensure the renovation process did not disrupt ongoing production, DELCO had to choose small, suitable machines, combining both machinery and manual labor, and sometimes operating 2–3 teams simultaneously to meet the schedule.
FACTORY RENOVATION PROJECT
ANNEX ELECTRONICS
This project was quite complex due to the requirement to demolish many partition walls, repair the floor, and meet stringent finishing standards for the electronics component factory. DELCO proposed a phased construction plan, rotating production areas to meet the project’s three-month schedule in the challenging period of the Covid-19 pandemic in September 2021.
FACTORY RENOVATION PROJECT

The project involved renovating approximately 4,000 m² of factory space, including rearranging the layout of the production machinery, renovating the concrete floor with PU coating, and upgrading the electromechanical and cable tray systems. With a well-organized construction plan, including night shifts, DELCO completed the project in just two months, meeting the factory’s production requirements.
