Hanoi adds 3 new industrial parks covering over 600 ha

Hanoi has recently approved the planning tasks for the construction of 3 major industrial parks with a total area exceeding 600 hectares. These parks aim to expand the supply of clean land and boost the attraction of foreign direct investment (FDI).

Bac Thuong Tin industrial park

Bac Thuong Tin industrial park covers an area of 137 hectares, located in Van Binh, Lien Phuong, and Ninh So communes of Thuong Tin district. The park will focus on attracting industries such as high-tech agriculture, agricultural product processing, high-quality food production, mechanical engineering, and electronics. The industrial park is expected to create around 7,000 jobs, with 8 hectares allocated for social housing to ensure social welfare conditions for workers and employees working in the area.

With a geographically advantageous location and convenient transportation connections, Bac Thuong Tin industrial park is positioned just 1 km from Thuong Tin Station and 20 km from downtown Hanoi. The park is directly adjacent to the Hanoi–Ninh Binh Expressway and the Ring Road 4, making it an attractive destination for investors.

Phung Hiep industrial park

Located in Thuong Tin district across 4 communes, Phung Hiep Industrial Park spans nearly 175 hectares. The park is oriented toward the development of high-tech agriculture and agricultural product processing industries. It is projected to employ 8,000 workers, with 8 hectares of land in the district allocated for social housing.

With its proximity to the old National Highway 1A and the Phap Van–Cau Gie Expressway, Phung Hiep IP offers easy access to major economic hubs like Hanoi, Hai Phong, and Quang Ninh. Equipped with modern infrastructure and a total investment of 2,938 billion VND, this park is expected to be a standout in attracting investment to Thuong Tin district.

Soc Son industrial park

Situated in Tan Dan and Minh Tri communes of Soc Son district, Soc Son Industrial Park covers an area of 324 hectares. It aims to attract clean industries, with a focus on electronics, information technology, mechanical engineering, automobile production, cosmetics, and textiles. A proposed 45-hectare social housing zone is planned in Minh Tri and Minh Phu communes to serve the industrial park.
Located at the northern gateway of Hanoi, close to Noi Bai International Airport and the Hanoi–Lao Cai Expressway, Soc Son Industrial Park also offers excellent connectivity to industrial provinces such as Thai Nguyen, Vinh Phuc, Phu Tho, and Bac Ninh. Upon completion, it is expected to become a key investment destination.

Potential for FDI Attraction in Hanoi

Hiện Hà Nội có 10 KCN đang hoạt động, tổng diện tích hơn 1.300 ha, trong đó 9 KCN đã hoàn thiện cơ sở hạ tầng và đạt tỷ lệ lấp đầy 100%. Với mức giá thuê trung bình trên 220 USD/m² (khoảng 5,5 triệu đồng/m²) cho một kỳ hạn thuê, chi phí này vẫn đang có xu hướng tăng do nhu cầu thuê đất công nghiệp vẫn ở mức cao.

Currently, Hanoi hosts 10 operational industrial parks with a total area of over 1,300 hectares. Among these, nine parks have fully completed infrastructure and boast a 100% occupancy rate. With an average rental price exceeding $220 per square meter (approximately 5.5 million VND per square meter) for a lease term, this cost continues to rise due to sustained high demand for industrial land.

The planning of three additional large-scale industrial parks—Bac Thuong Tin, Phung Hiep, and Soc Son—spanning over 600 hectares is expected not only to address the shortage of clean land but also to strongly attract FDI inflows into Hanoi. These areas offer advantages such as convenient transportation and comprehensive infrastructure investment, meeting the requirements for constructing modern factories and expanding supply chains in the region.This is a strategic move for Hanoi to maintain its position as one of the country’s leading industrial and investment hubs.
